My home in Crystal has “good bones” as they say, but it’s a fact that 70-odd Minnesota winters meant cracks in the cinder-block foundation created by freezing and thawing. Everything was fine, until it wasn’t. In early 2023 I found soggy carpet in the basement guest room/ storage room, the carpet pads were saturated, and when I ripped all that out, there was mold creeping up the drywall.


“Experts” from businesses that cover multiple states and have glossy brochures assured me that “water always wins” and the only real solution would be to install drain tile. This is a process in which they jackhammer a trench on the inside of the basement room, provide a channel for water to run below floor level to a sump pump, then get it out of the house again. It costs around $4500-6000 for one room.


Meanwhile, Eric Stokes agreed with me that living in our house for five winters in a row with no problems followed by one with leakage meant it should be possible to keep the issue under control, so long as we understood the problem. And when I tore out drywall to expose the block and discover evidence of a previous crack that was patched and painted over, he knew what to do.


Eventually, I would improve the drainage situation outside the house, to stop the gutters dumping all the water in one place, and to improve the grading. In the meantime, Mr. Stokes was absolutely relentless in sealing up the concrete blocks that were clearly part of the problem, then expanding the foam-protected area bit by bit until we got it done. He returned several times, and I could tell he was personally invested in getting this thing solved. A very dry summer meant we needed some patience, but there was a day in late September with a full day of rain, and there was no water intrusion at all.


And it cost a little more than half of what two different drain tile people had quoted me.


It wasn’t fast, but for this project, “good” and “reasonable” were more important than “fast.” If Mr. Stokes had ten employees with his same work ethic and a solid front-office operation to manage his overstuffed schedule, he would be dominating the industry, but that’s not the deal here. He’s one guy who works hard and cares about the quality of his work. The whole point of choosing a local, small-business operation is that I don’t want to pay for someone’s fancy brochures… or their total confidence that I need to buy their most expensive service.
